Here you can read descriptions of the various Land Registry documents and order copies of Land Registry Title Deeds and other documents of title.

HM Land Registry Title Register

Title Register

The Title Register is one of the 2 main documents of title (often called Title Deeds), the other document being the Title Plan.

The Title Register contains a description of the property, its tenure, the name and address of the owners, purchase price, details of mortgages and other charges, covenants, rights of way and other easements.

The Title register is intended to be viewed with the Title Plan as it may refer to easements and boundaries marked upon the Title Plan.

All Title Registers we provide are official Land Registry copies covered by state insurance and suitable for submission in court and tribunal hearings. A Title Register contains:

  • Owners name and address
  • Details and references to covenants
  • Rights of way and easements
  • Mortgages or registered charges
  • List of previous sales
  • Price paid if sold since 2000
  • References to the title plan
  • Details of filed documents at Land Registry
  • Official Land Registry Markings

Title Plan

The Title Plan accompanies the title register as the other main document of title.

The Title Plan shows an outline of the property and its location in relation to local properties and North. It may also contain 'T' markings to show the location of fences. Party walls may also be highlighted.

The Title Plan may contain coloured markings referred to in the Title Register for rights of way and boundary lines.

It is recommended that a Title Plan is purchased in conjunction with the properties Title Register as both documents refer to one another.

Title Deeds

Title deeds are a series of historical documents. When the Land Registry introduced compulsory registration of land, these documents were replaced by the Title Register and Title Plan (see above).

Title Deeds comprise of various documents examples of common forms of deed are:

  • Transfers
  • Conveyances
  • Plans
  • Deeds
  • Charges
  • Agreements (covenants etc)

They contain historical information about rights of way, covenants, boundaries and frequently have detailed plans and drawings attached to them.

Title Deeds can bring to light new rights or burdens your property may have that are not recorded in your title register.

NB: The number of Title Deeds varies with each property; we provide all registered Deeds!

Registered Lease

A registered lease is a lease that has been applied to the Land Registry Property Register. There is a legal requirement for registration of a lease under which the tenancy period is 7 years or greater.

Many types of property are usually tenanted on a Leasehold basis, common types of property and venues that are leasehold include:

  • Apartments and Flats
  • Car Parking Spaces
  • Garages
  • Shops
  • Restaurants
  • Public Houses (Pubs)
  • Night Clubs
  • Ware houses
  • Doctors and dentists clinics

A Registered Lease will outline how the Leasehold tenure and Freehold tenure interact with one another and their respective rights.

NB: It may be necessary to post the lease, please allow up to 7 days for delivery.

Boundary Dispute Pack

This package includes all available Land Registry Title Deed documents for 2 adjoining properties. This includes official land registry copies of the Title Registers, Title Plans and all Registered Old Title Deeds, however many there are.

Boundary disputes can often easily be resolved by referring to the agreements which would usually be expressed in the documents we provide to you.
